No Guaranteed Returns Do not advertise or promote property investments using statements such as “guaranteed profit,” “risk-free investment,” or guaranteed ROI. All investments involve risk, and members must make their own informed decisions. 4. Verify Before You Invest Members should carefully review the details of every property opportunity, including the ownership structure, legal documentation, costs, risks, projected income and exit arrangements before committing funds. 5. Protect Personal Information Do not post another person's phone number, bank details, identification documents, address, financial information or other private information without their permission. 6. No False Information Do not publish fake property listings, misleading financial information, fabricated testimonials or unverified claims about property values, returns or ownership. 7. Keep Discussions Property-Focused Conversations should primarily relate to UK property, real estate education, collective ownership, investment opportunities, property management and relevant community activities. 8. No Spam Unsolicited advertising, repeated promotional posts, referral links and unrelated business promotions are not permitted without administrator approval. 9. Respect Confidential Information Information shared privately within a property discussion, presentation or project should not be redistributed externally without permission. 10. Administrator Authority Hub administrators may remove inappropriate content, restrict participation or remove members who repeatedly violate these rules. 11. Professional Conduct Members representing a company, property business or professional service must accurately represent their role and must not mislead other members about their qualifications or authority. 12.
